TF Project Profile: MULTI-FAMILY APARTMENT BUILDINGS WHERE COMFORT AND ENERGY EFFICIENCY IS SUPREME.
Bedford Development chose TF Forming System's ThermoForm wall system for its thermal efficiency, the fire rating on the exterior walls, the versatility of the product for its project and because it is fast and efficient to install. Construction projects are alsways on timelines and Bedford Developement has found that their install speed has increased significantly by using the vertical ICF system by TF.
This project was 2 buildings, 6 stories each with average of 11 foot per floor. The vertical challenges of this site along with the number of corners and short jogs would have made it difficult to brace the walls/corners properly if we had not chosen TF’s Vertical ICF Form System. The first 2 floors were parking garage levels where the concrete decks were cast in place on top of the ICF wall using the exterior foam of the ICF as a backstop for the deck concrete. It was a simple process to leave the exterior foam higher than the interior foam which required no extra cutting or bracing.
Walkers Landing was an infill urban site with very little space to store materials or work from the exterior. It had essentially a 10 foot setback from a river, a bridge and 2 roads. To reach parts of the project with a concrete pump truck, we set up the pump truck on the bridge adjacent to the project. This required coordination with local DOT to insure the safety of the bridge and motorist. Because of these tight site conditions, the building was required to have fire rated exterior walls. While many other projects in the city had to use expensive fire treated wood, the ICF provides more than enough fire rating at a significant cost savings.
Because ICF was used on Walkers Landing, the architect was able to design the hanging balconies much different than with a standard wood framed project. Typically, balconies are bolted to the floor line and a cable would be attached to the front of each balcony to the floor line above. With ICF, the architect was able to eliminate the cables holding the deck up and bolt the balconies through the ICF wall.
Walkers Landing has been set up so each unit is separately metered with gas and electric. The ICF thermal efficiencies are directly evident to the tenants on their utility bills. There have been tenants that have literally never turned their heat on all winter. This is proof that ICF does work. The building was also designed with garage heaters that have also never been turned on. By utilizing the TF Vertical ICF Form we had very minimal waste on the job site because we were able to use virtually all scrap material in the wall due to their unique design.
